A commercial door problem is a different kind of problem from a residential one. A homeowner with a broken spring can wait until Thursday. A self-storage operator with three drive-up doors that will not latch, or a flex warehouse tenant whose only dock door is jammed at 6am, is losing money and taking phone calls every hour it stays that way.

Which door do you actually have?
Commercial openings get described loosely, and the words matter because they change the price, the lead time and the code requirements. Start here:

How a commercial job runs
Commercial work is less about a truck arriving and more about a scope that survives contact with a building. A typical project moves through:
- Survey. Opening dimensions, headroom, side room, wall construction, existing operator and control wiring, and how the opening is actually used. Cycle count matters more than size — a door used 200 times a day and a door used twice a day can be the same size and need completely different hardware.
- Specification and quote. Door type, gauge, finish, insulation, operator, safety devices and controls, with lead times stated up front.
- Permitting and submittals where the work triggers them.
- Installation, usually outside your operating hours on an occupied site.
- Close-out: operators adjusted, safety devices tested, and the documentation your insurer, fire marshal or property manager will eventually ask for.
Self-storage
Self-storage is its own discipline. Unit doors are replaced while the facility is occupied, usually with the tenant's belongings behind them, and the failure pattern is different from a warehouse — latches, handles, guides and bottom bars take more abuse than springs do. Flex warehouse and multi-tenant industrial
Multi-tenant flex buildings are the hardest to maintain because no single tenant owns the door. Doors get hit by forklifts, left part-open, and run on operators nobody has serviced. Repair, and what "urgent" means commercially
The difference between a good and a bad commercial repair experience is almost never the repair itself. It is whether the contractor understands that a down door has a cost per hour attached to it, and schedules accordingly. That means: confirming access requirements, working around shift changes, bringing the right parts the first time, and telling you honestly when a door is unsafe to operate rather than propping it and leaving.

Common questions
Do you work on commercial doors, or only residential?
Both, and they are run as separate workstreams. Commercial work is scheduled around operating hours, uses different hardware and operators, and involves different code and documentation requirements than residential work. The crew and the quoting process are not the same.
Can you work outside our operating hours?
Yes. On occupied sites — self-storage in particular — early morning, evening and weekend work is often the only workable window, especially for unit doors where the tenant's belongings are behind the door. We confirm access arrangements and any gate or alarm codes in advance rather than on the day.
What information do you need to quote a commercial door?
Opening size (width and height), the door type if known, how the opening is used and roughly how many cycles per day, whether the site is occupied, and photographs of the existing door and operator. For a multi-door site, a door schedule with counts by size is the fastest way to a real number.
How long does a commercial roll-up door take to install?
It depends on door type and size, and lead time is usually the longer part of the project rather than installation itself. We state the lead time in the quote so the schedule is visible before you commit, rather than discovering it after the deposit.
Do you service fire-rated rolling doors?
Yes, including testing and the documentation that goes with it. Fire-rated assemblies are life-safety devices with specific requirements, and we will tell you plainly when something needs a licensed inspector or engineer rather than signing off on work outside our qualification.
Can you take over maintenance on a site we already have doors on?
Yes. We will survey the existing doors first and give you an honest condition report, including doors that do not need anything yet. A maintenance programme that starts with a list of everything wrong is a sales document, not a maintenance plan.
