Broken Garage Door Spring in Houston: What to Do Next
A broken spring announces itself. There is a bang like a gunshot from the garage, and afterwards the door will not lift, or the opener hums and does nothing, or the door comes up a few inches and hangs there crooked.
If that is what just happened, the most useful thing this page can tell you is what not to do, because the wrong next step is how a repair turns into a door replacement.
Do this, in this order
- Stop using the opener. Immediately, and completely. Not once more to see if it was a fluke.
- If the door is closed, leave it closed. That is the safest position it can be in.

- Do not pull the manual release cord unless you are certain you can control the weight of the door by hand. With the spring gone, you are holding the whole door.
- Do not attempt to wind, unwind or remove the spring. More on that below.
Why a broken spring is a big deal and not just an inconvenience
A torsion or extension spring is not a helper. It is the counterbalance that makes a door weighing well over a hundred pounds movable by an opener the size of a shoebox — and by you, with one hand.
When the spring fails, that counterbalance is gone. Every cycle after that point is the opener motor lifting the entire weight of the door through the drive gear, the chain or belt, the trolley and the top section of the door. The parts that fail next are the opener and the door, and they fail in that order.
This is why "I'll book someone next week, it still works" is the expensive version of this problem. The spring was going to cost what it costs. A spring plus an opener plus a bent top section costs multiples of that.
Why springs break, and why they break more here
Springs fail by fatigue. Every open-and-close is one cycle, and a spring is rated for a finite number of them. The standards set a floor: ANSI/DASMA 203-2020, DASMA 207-2018 and DASMA 204-2018 all require springs to be designed for "a minimum of 10,000 cycles of operation." Most residential and commercial springs sold are rated well above that, and the rating is the number you should ask for when you get a quote.
Houston adds a second failure path on top of fatigue. DASMA's own guidance on springs is explicit: "Springs should be kept dry to prevent surface rust development. Rust reduces the effective area of spring wire… Rust can also cause corrosion pits from which fatigue cracks can accelerate and reduce cycle life" (DASMA TDS 190).
So a spring in a Houston garage is losing material to corrosion while it accumulates cycles, and the pits are where the crack starts. That is why coastal and near-coastal addresses see springs go earlier than inland ones, and why the Port of Houston Authority's corrosion manual recommends galvanised or high-chromium stainless hardware for exposed service in this climate.
Torsion versus extension — what you have
Look above the door.
Torsion: a horizontal steel shaft across the top of the opening, with one or two coiled springs mounted on it, usually above the centre of the door. Almost all modern doors.
Extension: springs running along the horizontal tracks on each side, stretching rather than winding. Older doors, and some light doors.
They fail differently and are priced differently. Extension springs stretch and can leave the door hanging on one side; this is why they are supposed to have safety cables running through them, and why a missing or broken safety cable is a defect worth fixing regardless of the spring.
What replacement involves
A proper spring replacement is not a part swap. It includes:
- Confirming the wire size, inside diameter and length needed for the door's actual weight, rather than matching what came off
- Replacing both springs when both were installed together, because they have identical cycles on them
- Checking and resetting door balance after the new springs are wound
- Inspecting cables, drums, rollers, hinges and the bottom bracket, because a spring failure often damages its neighbours
- Testing the opener's force and travel settings, which will now be wrong
- Testing the reversal and photo-eye safety systems
On a door that is otherwise sound this is typically a one-to-two-hour job with the springs carried on the truck.
What it costs, and why quotes differ
Spring pricing is one of the widest spreads in this trade, and it is almost entirely explained by the cycle rating. A cheap quote and an expensive quote are usually not the same job.

When repair is the wrong answer
If the door is old enough that the spring failure is the first of several, the honest recommendation is replacement rather than another repair. Rust perforation through the bottom section, a cracked panel, or a second major repair inside two years are the usual signals. Repair or replace works through the thresholds with real numbers.
What we will not do

Torsion springs are wound to a specific number of turns and store enough energy to injure or kill someone who loses control of the winding bars. Can I still use my garage door with a broken spring?
No. With the spring gone there is nothing counterbalancing the door, so the opener is lifting its full weight through the drive gear, chain or belt and the top door section. That damages the opener and can drop the door. If it is closed, leave it closed and stop cycling it.
