"Roll-up door" is a description, not a product. It is what most people call anything that coils above an opening, and it covers at least four different products that are built to different standards, carry different price bands, and are wrong for each other's jobs.

That matters because the most expensive mistake in commercial door work is specifying the right size and the wrong product. A door that is too light for its cycle count fails early. A door that is heavier than the opening needs costs money for no benefit. And a fire-rated opening cannot legally take a non-rated door at all.

The four products people call "roll-up doors"

These are not marketing categories. DASMA publishes mutually exclusive ANSI standards for them, which means the standards themselves treat them as different products:

Two things worth pulling out of that table:

The 10,000-cycle figure is a floor, not a target. ANSI/DASMA 203-2020 §11.1.2, DASMA 207-2018 §11.1.2 and DASMA 204-2018 §12.1.2 all require springs to be designed for "a minimum of 10,000 cycles of operation." Commercial practice goes well beyond that: standard service doors are commonly sold at 20,000–50,000 cycles, and high-cycle builds run into the hundreds of thousands. The standards set no upper classification, so "high cycle" is a manufacturer's number, not a code term — ask for it in writing.

Sheet doors and rolling steel doors are not interchangeable. ANSI/DASMA 203-2020 §1.3 expressly excludes rolling sheet doors from its scope. A sheet door on an opening that gets cycled heavily is the single most common specification error we see in self-storage and light industrial buildings, and it is why those doors fail early.

Sizing and headroom

Rolling doors coil into a headplate above the opening, which is the opposite of a sectional door — the sectional door needs ceiling depth, the rolling door needs vertical space above the opening. Neither is universally better; it depends on your building.

What we need to size an opening correctly:

  • Clear opening width and height
  • Available headroom above the opening, and what the wall above it is made of
  • Side room on each side, and how much of it is structural
  • Whether the wall is masonry, tilt-up, pre-engineered metal or stud
  • What the opening is used for, and — the one people leave out — roughly how many times a day it cycles

Cycle count is the most important number on that list and the least often supplied. A door used twice a day and a door used two hundred times a day can be the same size and need completely different hardware.

Duty and wind

Two specification items that get skipped and then cause problems:

Duty rating. Given as a cycle count. Ask what the springs are rated for and whether the balance of the components matches — a high-cycle spring set on standard-duty hardware moves the failure somewhere else rather than removing it.

Wind load. Houston requires site-specific basic wind speeds under ASCE/SEI 7-2022 rather than a fixed citywide number (Houston Permitting Center CE-1110), and doors must be able to resist the resulting design pressures. ANSI/DASMA 108-2017 is the test standard for structural performance under uniform static air pressure difference, and it covers rolling doors as well as sectional. If a door is supplied without a pressure rating for your site, that is a gap, not a detail.

What drives lead time

Lead time is usually the longest part of a commercial door project, and it is the number facility managers most need and least often get. It varies with:

  • Door type and duty — standard sizes move faster than custom
  • Finish and colour — special colours add time
  • Whether the opening needs a fire rating, which brings labelling and documentation with it
  • Operator and controls, if they are not already on site
  • Current mill and fabricator backlog

We state lead times on the quote with the date we confirmed them, because a lead time without a date is a guess.

What we ask for before quoting

Send these and you will get a line-item number rather than a range:

  • Door count, and opening sizes as width × height
  • Door type if known, or a photograph of the existing door
  • What the opening is used for and roughly how often it cycles
  • Whether the site is occupied, and any access restrictions
  • Wall construction at the opening
  • For anything with a fire rating: the rating required and where the requirement comes from

You do not need to know the product name. That is our job, and "it's a big grey door that goes up and down a lot" is a perfectly good starting point.

Common questions

What is the difference between a roll-up door and a sectional door?

A roll-up door is made of interlocking steel slats that coil onto a drum above the opening, so it needs very little headroom and takes up no ceiling space. A sectional door is made of large panels that travel back along overhead tracks, so it needs clear space under the ceiling for the full door depth. On a dock or a storage drive-up aisle, roll-up is usually the only thing that fits.

Which duty rating do I need?

Duty rating is cycles per day, and it is the number that decides how long the door lasts — not the price. A door on a unit rented twice a month and a door on a loading dock that opens forty times a day look identical and are not. Tell us the cycles per day and we will quote the rating that matches, rather than the cheapest door that fits the opening.

Do you handle wind-rated or labelled doors?

Yes. Wind-load requirements apply to some Houston-area openings, and fire-rated assemblies carry a label that must stay valid. Both change which product is legal for the opening, so send the opening schedule and any label documentation and we will quote to it.

How long does a commercial door take to arrive?

Standard sizes in common duty ratings are usually the fastest. Non-standard sizes, high-cycle ratings, insulated or labelled doors run longer because they are built to order. We confirm lead time in writing with the quote, because on a commercial job the lead time is usually the constraint, not the price.

Can you work around our operating hours?

Yes, and on an occupied site it is usually necessary. A drive-up aisle or a dock door cannot be out of service during business hours, so we schedule nights, early mornings or weekends and coordinate with the site manager on which opening is down and for how long.

How do you quote a site with several doors?

From a door schedule rather than a description: count and sizes by type, plus duty rating and any label requirements. That gets you a line-item quote you can compare and approve internally, instead of a single range that covers twenty different doors.
