Self-storage is a replacement market, and the numbers say so plainly. Janus International — the largest supplier of storage doors in North America — reported that in its most recent financial year, restoration, rebuilding and replacement work (R3) made up 26.4% of its revenue against 41.2% for new construction. Its own investor material names the driver: the average age of self-storage facilities is now over 20 years.

That is the entire business case. A facility built in the 1990s or 2000s has doors that were specified for light use, on a building that is now full, in a climate that corrodes hardware year-round. The doors are not failing because they were bad. They are failing because they have reached the end of what they were built for, all at once, across a whole building.

What goes wrong, in the order we see it

Self-storage unit doors are a different product class from warehouse doors, and they fail differently. The spring is usually not the first thing to go.

This is why a "door-turn" programme usually replaces the whole assembly rather than chasing parts. Replacing a latch on a door with worn guides and a bent bottom bar buys a few months.

Why the corrosion angle is real in Houston

The Port of Houston Authority's own corrosion manual states that "the relative humidity in Houston exceeds 70 percent on average year-round" and identifies time-of-wetness and airborne chlorides as the primary corrosion drivers, recommending galvanised or high-chromium stainless hardware for exposed service.

DASMA's guidance on rolling door springs makes the link to failure explicit: "Springs should be kept dry to prevent surface rust development. Rust reduces the effective area of spring wire… Rust can also cause corrosion pits from which fatigue cracks can accelerate and reduce cycle life" (DASMA TDS 190).

One correction worth making, because it is repeated constantly: Houston humidity is not 90% year-round. The annual mean of hourly normals is around 66%, with July and August early mornings at 88–90% and afternoons in the low 40s. The corrosion claim stands on the sustained time-of-wetness, not on a headline percentage.

Maintenance intervals that actually apply

The maximum operating force figures are also published: 35 lb on a hand chain, 30 lb on manual push-up, 25 lb on crank operation. If a door takes more effort than that to move by hand, something is wrong with the door rather than with the person operating it.

What a door-turn programme looks like

For a facility with doors failing in ones and twos, reactive repair is the right answer. For a facility where a whole building's doors are the same age, a scheduled programme is cheaper per door and it stops the emergency calls.

A programme typically runs:

  1. Survey first. Every door assessed and graded — working, monitor, or replace. An honest survey will find doors that need nothing yet, and those should be on the list as "nothing yet" rather than quietly reclassified as urgent.
  2. Phased replacement by building or by row, so occupied units are disrupted as little as possible and access is predictable.
  3. Work scheduled around your access hours, not ours. Early mornings and evenings, with gate and alarm arrangements confirmed in advance.
  4. A record of what was done, with door and unit references, so the programme survives staff changes.

Fire-rated doors in storage corridors

If your facility has rolling fire doors — corridor doors, or doors in rated wall openings — those are a separate obligation from unit doors and they carry a documented annual inspection and drop-test requirement. Common questions

How long do self-storage unit doors last?

It depends on cycle count and corrosion exposure more than on age. A drive-up door on a coastal facility with worn guides will fail well before an interior door of the same vintage. The industry-wide signal is that the average self-storage facility is now over 20 years old and replacement work has become a substantial share of the door market, which is why whole buildings tend to reach end of life together rather than one door at a time.

Can you replace unit doors while the facility is occupied?

Yes, and it is the normal way this work happens. We work a row or a building at a time, schedule around your access hours, and confirm gate and alarm arrangements in advance. We will tell you which units need to be empty and for how long before the day, not on it.

Should we repair doors or replace them?

If the guides, bottom bar and curtain are sound, repair the failed part. If the guides are worn back, the bottom bar is bent and the curtain is corroding, repair buys months rather than years and you will pay the labour again. A survey will grade each door so you can see which is which instead of deciding door by door as they fail.

Do self-storage facilities have fire-rated rolling doors?

Some do — typically at corridor openings or where a rated wall is penetrated. It is worth confirming rather than assuming, because rolling fire doors carry a documented annual inspection and drop-test obligation that unit doors do not. If your facility has them, that is a separate compliance item from routine door maintenance.

How often should storage doors be serviced?

DASMA guidance calls for inspection and maintenance by a trained technician at least annually, quarterly evaluation of electrically operated doors, and weekly testing of sensing devices. DASMA also recommends immediate evaluation of all doors after high wind, seismic activity or flooding, regardless of when the last inspection happened.
