Repair or Replace Your Garage Door? A Houston Decision Guide
The most expensive mistake in garage door ownership is not overpaying for a repair. It is paying for a repair that should have been a replacement, and then paying again — and again — on a door that was already finished.
This page is the decision framework we use on site, written out so you can apply it yourself before you call anyone.
The short version
Repair is usually right when the door is structurally sound and one component has failed. Replacement is usually right when the door has reached the point where components are failing in sequence, or when the panels themselves are the problem. The awkward middle is a door around fifteen years old with a major failure, and that is where the arithmetic decides.
The four questions
1. Is the door itself sound?
Inspect the bottom section first, then the panels, then the hardware attachment points. Rust perforating through the bottom section, a crack or delamination in a panel, or a bottom bracket pulling out of a rotted section are all structural problems. Repairing the springs on a door whose panels are failing means you will be back.
2. How old is it, and how many repairs has it had?
A door on its first failure at eight years old is a repair. A door on its third failure in two years is a door that is telling you something. The pattern matters more than any single failure.
3. What fraction of replacement cost is the repair?
This is the clearest single test. A minor repair at a small fraction of replacement cost is obviously worth doing. A major repair — springs plus cables plus track plus a section, or an opener on top of all of it — at a large fraction of the price of a new door is where repair stops making sense, particularly on a door with limited life left in the panels.
4. What is the door protecting?
In Houston this is not rhetorical. A garage door is the largest opening in the building envelope and a documented wind failure point — FEMA's post-Harvey assessment found that unrated sectional doors failed in large numbers while rated doors largely did not. If you are weighing a repair on a door that would fail in a wind event, the decision is not only financial.

Look at rows three and four. When a repair approaches the price of a new door on a door that is already old, the repair is buying time rather than solving a problem.
What replacement actually buys you
Worth knowing, because "it's old" is not a reason on its own:
- A reset clock. New springs, cables, rollers, hinges and usually a warranty on all of it.
- Predictability. You stop budgeting for the next failure.
- Wind performance. A door specified for your site's design pressure, which an old door is not.
- Insulation and sealing, if the garage is attached and you care about the room above it or the temperature in the garage.
- A permit and an inspection, because replacing a door in Houston requires a City of Houston building permit and a structural inspection. A repair does not.
- Appearance, which matters if you are selling, and which is measurable in a way the other items are not.
What replacement does not buy you
- Lower insurance premiums. No Texas statute requires private insurers to discount for wind mitigation, and the TWIA credit that does exist requires all exterior openings to be protected and certified — and TWIA covers only five Harris County cities east of SH 146. For most Houston addresses there is nothing to claim. We would rather tell you that than imply otherwise.
- A rebate. There is no CenterPoint, Entergy, City of Houston or Harris County rebate for garage doors, insulated doors or openers. If you have seen one advertised for Houston, check the program's own page — the widely circulated "CenterPoint garage door rebate" form is a Minnesota commercial gas program.
- A guaranteed increase in appraised value. Improvements are appraised on their own merits. A garage door replacement is generally treated as ordinary maintenance rather than a new improvement, but that is a question for the appraisal district and not something we can promise.
The decisions that usually sit alongside this one
If the door is sound and you are replacing anyway — for appearance, or because the garage is being used differently — go to new garage door installation and work through material, style and size.
If you are replacing because the door is noisy or hard to move, get a diagnosis first. Noise is usually rollers, hinges and lubrication, and a door that is hard to move is usually out of balance. Those are repairs.
If the opener is the only thing failing, that is opener repair or replacement, and it is a much smaller decision.
If the door is over fifteen and you want to stop thinking about it, that is a legitimate reason. Just know that is the reason.
How we handle the conversation
We quote the repair first if a repair will hold, and we tell you when it will not. If the honest answer is that a repair buys you a year, we say that and let you choose. What we do not do is quote a repair on a door we would not repair in our own homes and let you find out.

Common questions
How do I know when to replace rather than repair a garage door?
The clearest test is what fraction of a new door the repair costs. A minor repair against replacement is obviously worth doing; a major repair — springs plus cables plus track plus a section, or an opener on top — at a large share of a new door, on a door with limited panel life left, is where replacement wins. Rust through the bottom section, a cracked panel or a third repair in two years are the structural signals.
Is it worth replacing a garage door on an older house?
It depends on the door rather than the house. A door with sound panels and hardware can be repaired indefinitely. A door with failing sections will keep costing you. Replacing also resets the whole system at once, gets you a door rated for your site wind pressure, and comes with a permit and inspection that a repair does not.
Will a new garage door increase my home value?
It helps appearance and marketability, which matters when you sell, but we would not promise a specific return. On property taxes, a replacement is generally treated as ordinary maintenance rather than a new improvement — that is a question for the appraisal district, and we cannot give you a number.
Will a new garage door lower my insurance?
For most Houston addresses, no. No Texas statute requires private insurers to offer wind-mitigation discounts. Can I replace just the damaged section instead of the whole door?
Sometimes, if the door is a current model, the section is available, and the surrounding sections and hardware are sound. On older or discontinued doors a colour match and availability become the constraint, and a single section at a large share of a new door is often not worth it. Send a photograph and the door make and we will tell you honestly.
How long does a garage door last?
Panels commonly outlast the hardware that carries them, and springs are the consumable part with a defined cycle life. What usually ends a door is corrosion through the bottom section or a sequence of failures rather than a single event. In Houston, humidity and coastal chlorides shorten the hardware side of that considerably.
